VERONA VIEW DECEMBER 2010
The Board meets on the third Wednesday of each month (with the exception of December) at 6:00 p.m. in the Association clubhouse. The next regular Board meeting will be Wednesday, January 19, 2011. All homeowners are encouraged to attend!
HOLIDAY INFORMATION:
Christmas Tree Pickup Information:
▪    Pleasanton Garbage will pick up Christmas trees on January 15th. Call (925) 846-2042 for restrictions and more information
▪    Boy Scout Tree Recycling Day is January 8th. Please call (925) 399-1377 for more information and reservations.
Holiday Decorations: Remember, all exterior holiday decorations need to be removed for the season by January 15th.
GUTTER CLEANING:
The annual gutter cleaning project is scheduled to begin on Monday, January 3, 2011, weather permitting. All of the exterior gutters will be cleaned out. It takes approximately one week to get through the entire complex, so please be patient. Please know that work may be delayed if the weather is too stormy for the crews to safely work on the ladders.
ASSOCIATION SCHEDULE OF FINES:
We regret that a page was omitted from The Association’s “Rules and Procedures” booklet that was part of the annual budget packet. Below is the important information that was inadvertently left out:
G.
The Association’s schedule of fines shall be as follows:
1.    Parking and garage usage infractions will be as follows: a.    The Owner will be fined $250.00 per month until the infraction is corrected. b.    The Owner may correct the violation within 10 days of the 2nd Notice (Hearing Notice) before
fines commence.
2.    An Owner who fails to receive the Board’s approval of the “Application to Rent/Lease Unit” before renting will incur a fine of $500.00 per month until the Management Company has received all documentation and approval has been given.
3.    An Owner who rents a unit when rental has been denied or not approved will be fined $1,500.00 per month until the issue is resolved.
4.    Architectural violations: a.    Making a change without getting Board approval will result in a fine of $100.00. b.    If the change is in violation of the Rules, a fine of $100.00 per month will be assessed until the
violation is corrected. The Board reserves the right to have the violation corrected at the Owner’s expense as outlined in the CC&R’s Article IX 9.10.
5.    Fines for all other rules infractions (of same Rule) will be as follows:

First infraction: $50-$100 Second Infraction: $50-$100 Third Infraction: $100
HACIENDA TASK FORCE UPDATE:
The Task Force had a joint workshop with the City Counsel and City Planning Commission on December 16th. All information gathered to date was presented. There still remain a lot of questions by both the City Council and Planning Commission. We are expecting to have another Task Force meeting in mid-January to address those concerns. There are still open issues on street alignment on Owens and/or Gibraltar, if and where retail will be and how this project can be financially successful. We are getting near the deadline on these issues and we hope to have them resolved by the next meeting.
RENTAL STATUS REMINDER:
Section 3.2 of the Association’s CC&R’s limits the number of rental units in Verona to 25%, or 37 units, at any one time. This section also requires all homeowners to submit a rental application prior to renting their unit.
The Association has reached the 25% limit on rentals and there is currently a waiting list. No new rental applications can be approved until there is an opening on the list unless the unit was purchased prior to June 10, 2003 as those units are “grandfathered”. The waiting list is on a “first come, first served” basis and owners wishing to rent their unit will be placed on the waiting list in the order their application was received in the management office. Please know that homeowners who rent their units without going through the rental approval process are subject to substantial fines per the Association’s fine policy (see above). If you have any questions about the rental application process, please contact the management office.
PARKING:
Please be sure to park your vehicles inside your garage (to its capacity) and leave the open spaces available for family and friends who visit. Residents need to inform their guests of the Association’s parking rules so they park in compliance with the rules. The rules state “All streets in Verona are Fire Lanes. Parking in Fire Lanes, Red Zones, Handicapped (blue zone) or in any other non-designated are is prohibited and the vehicle is subject to immediate towing at the owner’s expense.” Cars were towed over Christmas week because guests parked in the
street “for just a few minutes” to visit with residents. Street parking is not permitted for any length of time or for any reason.
SLOW DOWN:
The days are getting shorter and the nights are falling on us at an earlier hour. The Association does not have many sidewalks so please use extra care when driving through the Association. It can be very difficult to see pedestrians at night.
WEBSITE UPDATE:
Our website, veronatownhomes.com, is one of the ways we communicate with one another. You can get copies of newsletters as well as the governing documents and the architectural application, and is an easy way to register your vehicles with the Association – just to mention a few. You can also relay concerns and suggestions to the Board from the website. If you haven’t checked it out, please take the time to do so.

Parking

On Sunday October 24th, the Parking Committee made a walk through Verona cheecking all open space parked vehicles.

We found over 75% of the vehicles were not registered to any Verona address. The Board has asked all residents to register their vehicles. With this large number failing ot register, the board has no choice but to revise the rules, and the board will be setting a fine amount a fine amount residents that do not comply.

Please take to register your vehicles. This can be done either through this website on the Vehicle Registration page – or by contacting Homeowner Association Services.

The parking committe will be doing another walk-through in the few weeks.

Walkway Lighting

The board has added 4 more lights along the Arroyo. This gives us 8 of the new style lights, which are set in concrete, are taller and more robust that the shorter lights they replace.
